Small-Size Loans $200K - $3M

For Tier 1 and Tier 2 Properties we can lend up to 90% Multifamily.
For structures with 5 or more dwelling units with common areas. Must compose of common area facilities such as entrances, lobby, stairs or elevators. Tenants must consider their units their permanent residence. Weekly or monthly house schedules would not be considered as multifamily properties.

Mixed-Use

Must contain one commercial unit and one residential unit. E.g. a mixed use property might be a property with one commercial unit (office or retail) with apartments all within the same building. In order to be considered Tier 1 Mixed-Use it must be primarily residential. Multifamily, Light Industrial, Mixed-Use, Self Storage Office, Retail, Self Storage, Bed & Breakfast, Light Industrial, Warehouse, Bed & Breakfast, and Mobile Home Park.

Mid-size Loans - $3M - $10M

Mid size loan rates, for commercial property and apartment loans from $3 million to $10 million offer:

• 80% LOAN TO VALUE AND 1.20X DSCR
• 25 & 30 year amortization depending on the condition and age of the property
• All terms convertible to an Adjustable Rate Mortgage (ARM) for the remainder of the 25 or 30 year term
• 25 & 30 year amortization depending on the condition and age of the property
• 60-day rate lock available at the time of registration

Large Loans - $10M - $250M
Large size loan rates, for commercial property and apartment loans from $10 million to $250million offer:

• 80%LOAN TO VALUE, 1.20X DSCR or 80% LOAN to COST with mezzanine loan.
• All terms convertible to an Adjustable Rate Mortgage (ARM) for the remainder of the 25 or 30 year term
• 25 & 30 year amortization depending on the condition and age of the property
• 60-day rate lock available at the time of registration
• 90% may be available to those with a track in building and developing.
• 90% of the construction loan may be available, allowing quicker funding and removing the need for equity partners.

Land Only - Loan Programs

• 90% OWNER OCCUPIED
• FULL DOC OR STATED INCOME/STATED ASSSET
• 2 – 5 YEARS TERMS
• LOANS CAN BE ROLLED INTO A CONSTRUCTION LOAN OR PERMANENT LOAN WHEN YOU ARE READY TO BUILD.

Multi - Apartment - $200K - $250M

• Amerimax Capital specializes in multi-apartment financing nationwide.
• Loans are available from $200,000 to $250,000,000. We also offer mezzanine financing and cross-collateralisation.
